Reliable Methods to Count Word Occurrences in Scraped Text

What’s a reliable way to count occurrences of a word? Let’s say I want to count “selling” in the scraped body text. This seems to break the formula editor. It either crashes the table (only happened once) or doesn’t go anywhere. Or is there a formula editor performance issue?
